     This code shows how to calculate loan payments and amortized payments over a fixed amount of time. It allows the user to include an additional payment, either as a fixed amount of extra principal, or as a fixed payment over the P+I) It is based on an old VB 3.0 example, but improved to include the extra payment capability. It also calculates how much money is saved with the extra payment included.

I get an error trying to open you Loan 
Payment project.
'Retained' is an 
invalid key. The file 
c:\windows\destkop\loanpa~1.vbp can't 
be loaded.
I'm using VB 5.0     Any 
ideas on how I can resolve this?

control grdPayments was not a loaded 
control class.

Dear Walter,
It sounds like the 
MSFlxgrd.ocx file may not be registered 
on your computer.  This control only 
comes with the professional version of 
VB 6, and this may be the source of the 
error.  Can you add the Microsoft 
Flexgrid Control to any other 
projects?

Just a 
suggestion..
In the CalcAmort 
procedure, when displaying the values, 
add this to the code after the Else for 
when paid off :
grdPayments.Rows = i
grdPayments.Redraw = True
        Exit 
For
-- This will reset the grid to 
only display the filled rows..just so 
you don't have a huge list of empty 
rows..
